Do FHA loan limits vary by ZIP code?

Limits are set by county , not by ZIP. A ZIP is only a lookup. FHA’s ZIP file can list more than one county for the same ZIP. This map shows every county FHA lists and that county’s 1–4 unit caps. The property address picks the county on the loan.

How does this map assign limits to a ZIP?

We use HUD’s CY2026 FHA Forward Limits file (one row per county) and HUD’s CHUMS ZIP file (ZIP + city → county). When a ZIP lists two counties, we show both. We do not pick a winner by land area. What if my purchase price is over the FHA limit?

FHA will not insure above the county limit. You can bring a larger down payment so the loan stays under the cap, or look at conventional or jumbo financing. A lender can run both paths.
