Lenders use debt-to-income (DTI) to cap the loan. Housing (front-end) is the mortgage vs income. Total debt (back-end) adds car loans, student loans, and credit cards. This estimate is principal and interest only. Taxes and insurance are not included.

Frequently Asked Questions

What is debt-to-income (DTI)?

DTI is your monthly debt divided by your gross (before-tax) monthly income. Lenders use two numbers. Housing, or front-end, is the mortgage payment vs income. Total debt, or back-end, is that payment plus car loans, student loans, credit cards, and other debts on your credit report. This calculator uses the lower of the two limits for the loan type you pick. See our DTI glossary entry or the DTI guide.

What debt-to-income limits does this use?

Limits vary by loan type. Conventional: 28% front-end, 36% back-end. FHA: 31% front-end, 43% back-end. USDA: 29% front-end, 41% back-end. VA: 41% front-end, 60% back-end. Your max housing is the lower of front-end or back-end (minus debt). Some lenders allow higher—only a licensed broker can tell you what you qualify for. See our glossary for definitions.

Why no property taxes or insurance?

This calculator focuses on what a lender will approve for the loan amount—principal and interest only. Property taxes and insurance vary by location and aren't part of the loan. For a full payment breakdown including taxes and insurance, see our Home Affordability Budget Planner.

What debts should I include?

Include all monthly debt payments that show on your credit report: car loans, student loans, credit cards (minimum payment), personal loans, etc. Don't include rent, utilities, or insurance—those aren't counted in your debt-to-income ratio.

What happens after I submit the form?

You'll be matched with licensed mortgage lenders who can offer pre-approval for conventional, FHA, VA, and USDA loans. Most lenders respond within 1-3 business days. There's no obligation—you can compare offers and choose what works for you.
